Estimate the facility, the cost and the uplift
Enter the land value now and what you expect it to be worth with consent. The calculator sizes the facility, estimates its cost, and shows the planning uplift and how leverage steps up once consent lands. Plain arithmetic on your figures, indicative only, not a quote.
Once consent lands, the higher value and higher loan to value give you headroom to refinance or sell, which repays the facility of £600,000. Figures are an illustration on the numbers you entered, not a quote, a valuation or a promise of any planning outcome.
Calculator FAQs
How does the calculator work?
It is plain arithmetic on the figures you enter. It applies your pre-consent loan to value to the land value now to size the facility, estimates the rolled-up interest over your term plus an arrangement fee, then shows the planning uplift and how much you could borrow once consent lands. It is an indicative guide, not a quote, and it does not pull any live rate.
What loan to value should I use?
As an indicative guide, up to around 50% to 65% of current value before consent, and around 65% to 75% once outline or full planning permission is granted. The step-up is why the calculator shows a separate after-consent figure. Your actual leverage depends on the site, the planning position and the exit.
Where does the interest rate come from?
It is an assumption you set, not a live quoted rate. As an indicative band, land bridging tends to sit around 0.75% to 1.1% per month depending on planning status and security. Change it to match a real quote. Nothing here is a rate offer.
Is the estimate a formal quote?
No. Every figure is indicative and depends on the lender, the security, the planning status and your circumstances. The value with consent is your own estimate, not a valuation. Send us the site for firm indicative terms, which are free and carry no obligation.
